Landlords
Gas, electrical and alarm safety: a landlord checklist
The safety checks every private landlord in England must carry out: annual gas safety, five-yearly electrical reports and smoke and carbon monoxide alarms.

Gas safety: every year
- Have every gas appliance, fitting and flue checked by a Gas Safe registered engineer every 12 months.
- Give existing tenants a copy of the gas safety record within 28 days of the check, and new tenants a copy before they move in.
- Keep each record for at least two years.
Electrical safety: every five years
- Have the electrical installation inspected and tested by a qualified person at least every five years, and get an Electrical Installation Condition Report (EICR).
- Give tenants a copy of the report, and carry out any remedial work it says is needed.
- Councils can fine landlords who don't comply.
Smoke and carbon monoxide alarms
- Fit at least one smoke alarm on every storey used as living accommodation.
- Fit a carbon monoxide alarm in any room used as living accommodation that has a fixed combustion appliance, such as a boiler or log burner (gas cookers excluded).
- Check the alarms work on the day a tenancy starts, and repair or replace them once you're told they're faulty.
How we help
For managed properties we book every check before it's due, chase the certificates and keep them on file, so nothing lapses.
