The new landlord database: how to get ready

What it is

The Renters' Rights Act 2025 creates a database of private landlords and their rented homes. Landlords will have to register themselves and each property, and keep the details up to date.

When it opens

Registration opens on 15 December 2026, region by region, starting with the West Midlands, where Birmingham landlords are expected to register by 14 March 2027. Other regions follow through 2027.

The fee is expected to be £65 per property per year. Without an active registration, landlords generally won't be able to get a possession order, and councils can issue penalties.

What to have ready

  • Your contact details, and those of any joint landlords.
  • The address and type of each rented property.
  • Up-to-date gas safety, electrical (EICR) and EPC certificates.
  • Any licence numbers if your property is in a licensing area.

How we help

We keep all of this on file for the properties we manage, and we'll make sure they're registered on time when the database opens for your area.
